The Office Vacancy Survey

For a number of years SAPOA has produced the well known quarterly Office Vacancy Survey which details A- and B-grade office space availability in South Africa’s major centres. P-grade space is also monitored for some areas. The data shown include the area available for leasing, the current percentage vacant as well as comparative percentages for the previous four quarters, the amount of new space committed and of that new space coming on stream, how much is available for leasing. The range of Gross Asking Rentals by grade and area is also reflected.The centres covered include:

  • Johannesburg and environs: CBD, Braamfontein, Houghton/Killarney, Bedfordview, Bruma, Parktown, Milpark, Rosebank, Illovo, Hyde Park/Dunkeld, Sandton, Woodmead, Sunninghill, Rivonia, Randburg, Bryanston, Epsom Downs, Midrand, Melrose/Waverley

SAPOA Property Register

The SAPOA Property Register is a comprehensive directory of property owners, developers, professional practices and service providers covering the South African property industry.

A definitive and sought after reference book, the 2006/07 edition is in production and will be published in October 2006.

A Guide to Property in South Africa

This Guide provides information on property and property-related courses at universities and technikons throughout South Africa as well as detail on the courses offered by SAPOA itself. The Guide has been distributed to schools, universities and technikons, and other places offering tertiary education, throughout South Africa. It is also available to SAPOA members. The Guide will be updated on a regular basis as institutions of higher learning their curricula from time to time.
SAPOA members receive the first copy at no charge. Non-members requiring a copy of the Guide may order one from SAPOA at R65.00 excluding VAT.
The National Property Education Committee, of which SAPOA is an active member, has produced a set of educational manuals for the property industry. The set comprises a complete course on real estate and economics. The set, or individual manuals, may be ordered by completing the educational manuals order form.

Service Agreement in respect of Security

The Conditions as set out in this document and in any written document attended hereto are the sole conditions applying between the Contractor and the Client.
The object and function of the security services and security personnel to be provided by the Contractor is to minimise the risk of loss / or damage by theft, burglary, vandalism, (malicious damage to property), and other related acts of dishonesty, and the Contractor furnishes no warranty or guarantees that it or its security personnel will be able to minimise or prevent as a result of the Client relying or acting upon any technical or other advice given.

Service Agreement in respect of Air-conditioning and ventilation equipment

In terms of this agreement, the contractor will arrange for the regular and systematic inspection, adjusting, lubrication and cleaning of the installations, as listed and perform such service and maintenance work as described in this agreement, at regular predetermined intervals.

Service Agreement in respect of Gardening

Neither the employers or their representative(s) shall be liable for any damage which may be caused to any of the assets of the landscape contractor or for any injury or loss of life to the landscape contractor's employees, invitees or licensees in consequence of the services provided by the landscape contractor on the premises whether such damage, injury or loss arise directly or indirectly from any act or omission whatsoever and by whomsoever caused.

Service Agreement in respect of cleaning

This document constitutes the sole record of the contract between the parties. Any express or implied term, representation, warranty, promise shall bind no party or the like not recorded herein unless agreed to in writing by both parties. If any discrepancies exist or arise between the contents of this agreement and any of the annexes appended hereto, the terms of these agreements will prevail.
