  • OBJECTIVES

    • To ensure that there is adequate marketing of the Innovative Excellence Awards
    • To judge awards per category.
    • To identify various ways which would enhance the advancement of the industry

    RESPONSIBILITIES

    • Ensure that there is a short list of submissions.
    • Coordinate a coffee table book.
    • Give out Innovative Excellence Awards for outstanding contributions.
  • OBJECTIVES

    • To serve as the voice of commercial property brokers (including office, industrial and retail brokers) within and outside of SAPOA.
    • To keep track of all new developments and laws which affect or are of interest to commercial brokers.
    • To keep in touch with all commercial brokers and inform and seek input from them relating to any issues affecting the brokers.
    • To provide a platform and/or forum to assist, liaise and to work closely with any formal or informal organisation, company, Government department or individual in the interests of the broking fraternity.
    • To assist wherever possible to promote the image of SAPOA
    • To assist wherever possible to recruit new members to SAPOA
    • To deal with any commercial property broker issues including, but not restricted to arbitration on request, training, building of broker image and professionalism.
    • To encourage and educate new entrants into the property market for the purposes of a professional career in the sector

    RESPONSIBILITIES

    • Liaison with members of SAPOA within the fraternity.
    • Liaison with government both at National and local levels.
    • Discuss the application of the Bills, Acts, Policies affecting the property brokers etc.
    • To act as one voice for the property broker sector.
    • Comment and make recommendations with regard to the above.
  • OBJECTIVES

    • To ascertain what is pertinent to the industry and the challenges thereof in order to host an annual SAPOA Convention
    • To give guidance on social events and assist with any other issues that might arise associated with the Convention.

    RESPONSIBILITIES

    • To identify relevant topics and speakers.
    • To give guidance for sourcing sponsorships.
  • OBJECTIVES

    • To identify the current and future education, training and development needs for the commercial property industry.
    • To identify and discuss solutions that can be used by SAPOA (through strategic partnerships) to address education, training and development needs
    • To discuss education, training and development strategies to be implemented in order to professionalize the Commercial Property Industry through SAPOA.
    • To represent the Commercial Property Industry at the Services SETA.
    • Give effect to the Property Charter principles around skills development and training.

    RESPONSIBILITIES

    • Determine skills gap and need for new courses for the Industry.
    • Ensure that SAPOA is effectively facilitating and monitoring education courses and workshops and that these are aligned to the SAPOA business strategy and national skills development strategies.
    • Promote property industry at school, FET and university levels.
    • Promote and create an awareness of different careers in the property industry.
    • Active participation in the Skills Development objectives indicated in the Property Transformation Charter.
    • Participate with the EAAB as well as the SERVICES STRUCTURES such as the property chamber board
  • OBJECTIVES

    • Liaise with and lobby government at all levels in dealing with issues that are of interest or concern to SAPOA members.
    • Allow for all other SAPOA committees issues related to government to be forwarded to this committee through the committee representatives and only the Government Liaison committee would liaise or lobby with the government
    • Be a strategic in-house body that will streamline, co-ordinate and carry out liaison and lobbying with government.
    • Ensure that all Government issues that arise from the work of this committee shall be a consensus view of SAPOA.
    • Be proactive rather than reactive when liaising with or lobbying government

    RESPONSIBILITIES

    • Identify government departments that are SAPOA members.
    • Keep a good record that informs of the relationships that already exist with the government and SAPOA's credibility with different levels of government.
    • Property industry research to inform government.
    • Identify the applicable government departments and stakeholders, build relationships with these sectors.
    • Identify which departments are responsible for specific property issues.
    • In addition, the committee shall examine any other matters referred to it by SAPOA.
  • OBJECTIVES

    • Ensuring that legal risks that are prevalent in the commercial property industry are mitigated for the protection of the mutual interests of SAPOA members.

    RESPONSIBILITIES

    • To identify pertinent legal issues that affect the property industry.
    • Monitoring of bills and legislation that have an impact on the property industry.
    • Identification of strategic and collaborative relationships with other stakeholders in the property industry.
    • Hosting of legal workshops
    • The increasing of sectorial knowledge by compiling manuals, drafting of legal documents and disseminating relevant legal notices.
  • OBJECTIVES

    • To ensure that standards for measuring floor areas are identified, analysed and updated.

    RESPONSIBILITIES

    • To review the current version of the method of measuring floor areas.
    • To conduct training sessions and information seminars to inform members of changes.
    • To continue research and development pertaining to the International method for measuring areas in properties in accordance with International Property Measurement Standards.
  • The objective of the National Developers Forum is firstly to review policy and legislation that may affect property developers, including legislation that is open for comment or debate, assess what the impact of the legislation may be and investigate avenues to embark on or influence changes to the policy or legislation.

    To this end the forum is actively involved in engagement with the Department of Rural Development & Land Reform concerning a number of issues that affect property development. Such issues include the excision of agricultural holdings, the implementation of SPLUMA, professional planners in municipal employ, overlapping legislation and jurisdictions, clearances for registration and conditions of establishment and subdivision.

    The most recent policy review to come under the spotlight here is the proposed Policy Framework for Municipal Development Charges tabled by National Treasury.

    The second objective is to participate in structuring the environment in which developers operate. Here the forum has been actively involved in the formulation of the COJ's IDP and SDF. The services Andrew Barker Development Consultant were utilised in this regard.

    Thirdly the forum looks for opportunities where the property developers can participate in public development programs with provincial and municipal authorities and agencies, including understanding incentives offered for development. Most recently here are the development incentives offered by the Gauteng Growth and Development Agency.

    Lastly the forum acts as a funnel through which property developers can channel problems they are experiencing into the SAPOA organization with a view to resolving them in as much as SAPOA can.

    SAPOA invites all property developers to participate in the National Development Forum either by coming to their meeting or through the NDF portal on the SAPOA website.

  • OBJECTIVES

    • To Provide an accurate and unbiased view of office vacancies within the parameters and methodology defined by the committee in consultation with broker members, other region vacancy committees and SAPOA research consultants.
    • To provide a participative forum in the exercise of the above objective, that ensures a moderated view of the office market, including new developments, asking rentals, applicable trends, etc.
    • To ensure that each broker member keeps track of stock and required information and to facilitate where possible access to SAPOA landlord members and non-members in the pursuit of accurate market information

    RESPONSIBILITIES

    • Liaison with members of SAPOA within the fraternity and particularly Brokers and Landlords that can contribute to the survey.
    • Interrogate and aggregate data emerging from working meetings in consultation with appointed consultants
    • Facilitate the obtaining of base line information from members and additional experts from time-to-time or as available
    • Veto and make recommendation with regards to any new members arising from resignations or growth
    • Review policies and methodologies suitable to survey requirements and member participation
    • Comment and make recommendations with regard to the above.
    • In addition, the committee shall examine any other matters referred to it by SAPOA members.
  • OBJECTIVES

    • To identify and discuss any issues which relate to Property Management Facilities which have an impact on the property industry.
    • To identify strategic projects which can assist the fraternity.
    • To discuss the practical implications of Policies, Bills and Acts that affect Property Managers.

    RESPONSIBILITIES

    • Liaison with members of SAPOA within the property management fraternity.
    • Discuss the application of the Bills, Acts, Policies affecting the property managers, Property Management, etc.
    • To act as one voice for the property management sector.
    • Comment and make recommendations with regard to the above.
    • In addition, the committee shall examine any other matters referred to it by SAPOA members.
  • OBJECTIVES

    • Ensure that the SAPOA PDP is South African's premier property management programme that extends the knowledge of participants in the principals and practices of property investment, development, marketing and management.

    RESPONSIBILITIES

    • To identify and recommend solutions that can be used by SAPOA (through strategic partnerships) to ensure that the Programme is run professionally.
    • To recommend new members to SAPOA that could be approached to serve on the committee.
    • To provide input into education content/material to ensure such material is updated and relevant.
    • To ensure the PDP course is evaluated and feedback implemented where appropriate.
  • OBJECTIVES

    • To ensure that the legislatory framework that affects the REIT sector is monitored and analysed.
    • To establish a REIT dispensation of the non-public or unlisted property sector.

    RESPONSIBILITIES

    • The reviewing and correction of current tax law relevant to REITS
    • Collaboration with SAREIT Tax and regulatory committee.

    • To discuss the application of legislation that affects the sustainability fraternity

    • To focus on issues relating to utility management and ensure that same are discussed
    • To identify strategic projects.
    • To focus on and discuss issues that pertain to consumption efficiency and renewable energy
